Changing The Standard for Office Warehousing

Combining emerging technologies to create eco-friendly, efficient, cost-effective buildings.

Welcome To I.C.E.E Technologies

What I.C.E.E Brings to The Table...

The incredible impact new technologies make on a commercial project.

More Buildable Space

Less space spent on detention & septic, more space for equitable buildings.

Less Sound Leaking

Buildings use high quality insulation, glass, and doors to contribute to less sound leaking.

Less Infrastrucure Costs

Infrastructure costs are reduced by 90% for the water system that you own, not the city.

Step One: Sewage Incineration

Sewage incineration, also known as sludge incineration, involves burning sewage sludge (the solid waste from wastewater treatment) at high temperatures to reduce its volume and convert organic matter into ash.

The incineration process is bullet proof, with no working parts except an incinerator, being used now across the world for over 20 years.

Remove The Need For Septic Fields

A fraction of the real estate is taken up when incineration sewer systems are used. For example in the image above, on on our upcoming project called NSR, we are removing an entire acre (43,560 sq ft) by using am incinerator, only taking up 150 sq ft. The process leaves you with a small pile of ash that is reused as fertilizer for surrounding soil. â€‹

Fast Tracked Permitting

Untitled design (3) copy 8.png

The permitting process for an on-site sewage facility is also the most stringent, usually the last step to gaining building occupancy, sometimes causing delays of up to a year.

With incineration technology, permitting is fast tracked through the EPA for using environmentally friendly techniques.

Step Two: Rainwater Collection

Water for Precise Space buildings is provided via Rainwater Collection. The method is self explanatory, harvesting rainwater and collecting in a tank that is used for the sites water needs.

This method allows us to reduce water bills by up to 95% and cut 90% of infrastructure costs. With this method you also own the water system as opposed to traditional methods, where infrastructure is owned by the city.

The Heavy Cost of Traditional Water

In the traditional approach for water infrastructure, for Precise Space on HWY 71, we have 404,000 sq ft of building, which requires 101 LUE’s, (Living Unit Equivalent) at a cost of $8,000 per LUE in Travis County adding up to $808,000 in infrastructure costs. This is not the cost of any onsite water, only the cost of furthering the infrastructure of the water district.

City Water Backups

You may be wondering, what if it doesn't rain? Well, our rainwater systems are engineered to have city water backups, so anytime water is low, the system automatically receives water from the city at night to keep a required minimum.

Underground Detention

Untitled design (3) copy 13.png

For rainwater that the system doesn’t collect, instead of using a detention pond which takes up around 15% of buildable space on a project, we can now build on that space by using an underground storing system, where storm water is stored underneath the parking lot.

Step Three: Tesla
Powerwall
Energy

Electricity is provided via solar energy, using Tesla Powerwall systems to store and distribute power, lowering your electricity costs while keeping things green.

It’s not just solar that makes the difference, the Powerwall system acts as a backup generator but it can also power the ICEE system -  incineration and collection - for days without traditional power.

Meaning in emergency situations, Precise Space owners can run water and sewer for days while no one else can.

Strategic Power Purchasing

The Tesla Powerwall also strategically buys electricity at low peak times when demand is low, making electricity costs 2-3 times lower. So during the day, you’re giving power back from your solar collection, lowering costs further.

Government Rebates

Plus, solar power systems qualify for government rebates, and a 30% tax credit, making it even more cost-effective for investors.

Step Four: Energy
Efficient Fixtures

Each Precise Space is fully finished, using innovative technology designed to create maximum efficiency.

Precise Space buildings produce 15% less sound leaking and up to 25% less energy consumption than regular warehouses.

Superior Insullation

Every Precise Space buildings features high-density foam insulation with an R-value of 32 for superior climate control, which keeps your space comfortable and quiet year-round.

Commercial
E-Glass

Buildings use double-insulated commercial E-glass on all doors, windows, and insulated panel garage doors. Commercial E-glass technology offers several advantages, including superior energy efficiency, reduced noise pollution, enhanced comfort, and increased security, all while contributing to a more sustainable building.

Low Consumption Toilets

Our low water consumption toilets,  only uses 1/4 of a gallon per flush as opposed to the typical toilet using 1.6 gallons, saving additional water with every use.

Mini Split Systems

Untitled design (3).png

Mini splits produce the quietest, cleanest, and most efficient heating and cooling. They take humidity from the air giving you a dry environment, collecting additional water for our rainwater storage. To give you some perspective - at a 30,000 sq ft Precise Space building, mini splits provide an extra 35 to 60 gallons of water per day.
